Interested in New Construction?

Here’s what you need to know as a New Construction Home Buyer:

New Home Builders account for agent commissions in their pricing strategy and will not reduce the price of the home if a real estate agent is not being used.  Instead of offering discounts for bypassing a real estate professional, builders retain any would-be commission as extra profit. The smartest thing that you can do when purchasing a new construction home is to work with a skilled Realtor.  If you choose a good Realtor, you’ll have someone to help guide and champion your interest throughout the process of having your new home built.  By choosing to work with me, you’ll not only gain a dedicated advocate and advisor but you’ll also benefit from a generous rebate - 25% of the commission I receive from the builder  - to assist with the purchase!

INSIDER TIP:  Most new home builders provide access to their own mortgage lenders who come with perks like reduced interest rates or closing cost credits. Leveraging these in-house lenders, coupled with my commission rebate, enables astute buyers to benefit from both lower rates and significant closing cost assistance, at no extra expense, which can save new construction home buyers thousands in monthly payments and out-of-pocket expenses!

Frequently Asked Questions

What Commission Do New Home Builders Pay?

Commission rates for new construction homes differ among builders and may vary by community, typically ranging from 1-3% based on the home's initial price or its final price after upgrades and premiums. I receive my commission directly from the builder and, working with me, 25% of what’s received is passed on to you.

How is the Rebate Applied?

The rebate offers flexible application options. Unlike resale homes, builders have greater flexibility in determining its use, a topic we'll address with their sales representative initially. Typically, rebates are used for closing costs and prepaids, but they might also reduce the purchase price, fund upgrades (with builder approval), or buy down mortgage points to reduce your interest rate.

What Builders and Areas Do You Work With?

I work with all of the new construction builders in the Greater Denver Metro, Parker, Castle Rock, Castle Pines, Lone Tree,  Aurora, Sedalia, Franktown, Elizabeth, Littleton, Highlands Ranch, Commerce City, Colorado Springs, Golden, etc.. provided they are offering a new construction home buyer’s agent commission.

Some of the bigger name Builders in the area are DR Horton, Epic Homes, Toll Brother, Shea, Pulte, Richmond American, Joyce Homes, Lokal Homes, Oakwood, Century Communities, KB Homes, and Lennar.

Important to Note:
